By opting in to SMS notifications from Birmingham Place Property Management ("we," "us," "our"), you consent to receive text messages related to your tenancy and property management services at the mobile number you have provided.
Important: Mobile opt-in and information obtained as part of the SMS consent process or numbers for the purpose of SMS are not shared with any third parties or affiliates for marketing or any other purpose.
You acknowledge that consent is not a condition of purchase, tenancy, or any service. You may opt out at any time.
Types of SMS Communications
You may receive the following categories of text messages from Birmingham Place Property Management:
1. Customer Care
Messages related to service inquiries, maintenance requests, and general support.
Hello, this is Birmingham Place Property Management. Your maintenance request #1234 has been updated. Reply STOP to opt-out.
2. Account Information
Messages about your tenant portal account, move-in details, and lease-related updates.
Your tenant portal account has been activated. Log in at your tenant portal. Reply STOP to opt-out.
3. Property Management
Rent reminders, payment confirmations, package delivery alerts, property announcements, and emergency notices.
Rent reminder: Your rent payment of $X is due on the 1st. Pay online at your tenant portal. Reply STOP to opt-out.
4. Marketing
Occasional promotional messages about available units, community events, and property updates.
Birmingham Place has new units available! Visit our website for details. Reply STOP to opt-out.
How to Opt In
You may opt in to receive SMS notifications from Birmingham Place Property Management through any of the following methods:
- Website form — by completing a rental application or contact form on our website and checking the SMS consent checkbox
- During lease onboarding — your property manager will set your notification preferences (Email, Text, Both, or Off) with your verbal consent during move-in
- Verbal consent — by verbally agreeing to receive text messages when speaking with property management staff
- Texting JOIN — by texting the keyword JOIN to our business number at (248) 775-5058
Your phone number on file in our tenant management system will be used for SMS delivery. You must provide a valid mobile phone number capable of receiving text messages.
Message Frequency
Message Frequency May Vary. Our SMS message frequency will be from 10 to 500 text messages daily across all users. Individual message frequency depends on property activity, including maintenance updates, rent reminders, package deliveries, and property announcements.
Standard Messaging Disclosures
- Message and data rates may apply. Standard messaging rates from your mobile carrier apply to all messages sent and received. Contact your wireless provider for details about your messaging plan.
- Reply STOP to any message at any time to opt out of all SMS notifications.
- Reply START to re-subscribe to SMS notifications after opting out.
- Reply HELP for assistance and contact information.
Opt-Out Instructions
To stop receiving SMS messages from Birmingham Place Property Management:
Reply STOP to any message at any time.
- You will receive a single confirmation message after opting out
- No further SMS messages will be sent unless you re-opt-in
- Opting out of SMS does not affect email notifications or your tenancy

- Contacting the front desk and requesting your notification preference be changed to "Off" or "Email Only"

Terms of Service
By opting in to SMS communications from Birmingham Place Property Management, you agree to the following terms:
- You consent to receive autodialed or prerecorded text messages from Birmingham Place Property Management at the mobile number you have provided. This consent applies to recurring messages.
- You understand that message and data rates may apply depending on your mobile carrier plan.
- You understand that your consent to receive SMS messages is not required as a condition of purchasing any goods or services, signing a lease, or maintaining tenancy.
- You understand that message frequency may vary and that Birmingham Place Property Management reserves the right to alter the frequency of messages sent at any time to increase or decrease the total number of messages sent.
- You agree that neither Birmingham Place Property Management, any mobile carrier, nor any of their affiliates shall be liable for any delays, failures, or errors in the delivery of any SMS messages.
- You understand that services and content provided through SMS are offered on an "as is" basis and may not be available in all areas at all times.
- You understand that data obtained from you in connection with this SMS service may include your mobile phone number, your carrier's name, and the date, time, and content of your messages. We may use this information to contact you and provide the services you have requested.
- You represent that you are the owner or authorized user of the mobile device on which messages will be received and that you are authorized to approve the applicable charges.
- By subscribing or otherwise using the service, you acknowledge and agree that you will resolve any disputes through arbitration or small claims court, as applicable, rather than through jury trials or class actions.
